Inspection scope

HLM Inspections provides visual, non-invasive inspections of accessible building systems and components in accordance with the InterNACHI / AHIT Standards of Practice and the State of Illinois inspector regulations. The inspection is not a code compliance review, warranty, or guarantee against future failure.

Limitations

We do not move stored items, dismantle equipment, or evaluate inaccessible areas. We do not test for mold, asbestos, lead, pest infestation, or other environmental hazards beyond the agreed scope (e.g., radon if requested). The inspection reflects the condition of the property at the time of inspection only.

Reports

Reports are delivered to the named client and are not transferable without written permission. Reports are intended to inform the client's decisions and are not a substitute for engineering, legal, or pest-control evaluations.

Liability

Our liability for any errors or omissions is limited to the amount of the inspection fee paid, except where prohibited by law. Specific terms appear in the inspection agreement signed before each inspection.

Governing law

These terms are governed by the laws of the State of Illinois.
